Tear down the old, make room for the new — and dispose of it properly.

Before you build, you un-build. Make the site safe, save what is worth saving, then strip it back with more discipline than enthusiasm. Demolition feels like progress. It is also where asbestos, live services, and insurance surprises like to introduce themselves. Photograph everything. Isolate power, water, and gas properly. Enthusiasm is not a method of isolation. Pre-1990 fabric gets tested before it gets smashed.
